Attic Restoration & Cleaning

A Fresh Start for Your Attic

Whether it's rodent contamination, water damage from a leak or storm, or insulation that's simply decades past its prime, our complete restoration process removes it all.

Sound like your attic?

Get started on the refresh your home and family deserves.

7.

Your home failed inspection due to the condition of the attic.

6.

You suspect your home is affecting your health. Allergies, asthma, or feeling sick at home but fine away from it are classic signs of attic air-quality problems.

5.

Your insulation looks like dirt — crumbly, dusty, or dry-rotted.

4.

Your house has a musty, "old attic" smell you can't trace or eliminate.

3.

You've had condensation issues, water damage. Roof leaks, A/C leaks, storm or hurricane damage and wet insulation doesn't recover. Worse? It invites mold.

2.

Rodent or wildlife droppings, urine, and nesting materials contaminate insulation and air quality. Once the animals are excluded, we handle everything they left behind.

1.

Your insulation is over 25 years old. Insulation expires and old material crumbles into a dusty layer that insulates almost nothing.

Does your attic need a refresh?

7 Signs Your Attic Needs a Restoration

If you answer yes to any of these, a restoration (also called attic remediation or abatement) is highly recommended:

How does it work?

Here's the full attic restoration process.

1.

Remove. We remove every type of insulation — blown-in, batts, cellulose, wet, or contaminated — using industrial insulation vacuums, and dispose of it properly.

2.

Clean. Other companies, stop at one. We provide a secondary cleaning. This removes feces, urine, nesting materials, and years of accumulated debris. We'll even photograph the unseen areas on request, so you know the whole attic was done.

3.

Disinfect. We fog the attic with a hospital-grade disinfectant that kills 99.9% of viruses, bacteria, fungus, surface mold, and odor.

True Attic Cleaning • Not the Shop-Vac Version

Beware of a common scam: companies that "clean" attics with a shop vac and a rake, tidying only the areas you can see and leaving the rest untouched.

Real attic cleaning requires industrial insulation vacuums that pick up everything. One honest note: it isn't possible to clean an attic without removing the insulation — our vacuums are too powerful to leave it behind.

If your attic has no insulation but needs vacuuming, disinfecting, and sanitizing, we offer that as a standalone service too.

Cleaning covers:

  • Insulation removal

  • Insulation replacement

  • Rodent and wildlife decontamination

  • Vacuuming attics without insulation

  • Disinfecting and sanitizing

Top Reasons for Needing an Attic Remediation:

Old & Stinky Attics

One of the biggest issues we see with attics is old
outdated insulation. Just like bathrooms need to be
remodeled every so often, so does  your attic.

As insulation ages, heat and moisture causes insulation to lose effectiveness and can become a health hazard.

Broken down insulation particles can get into your air conditioning vents. This circulates around your home which leads your family potentially breathing in fiberglass.

Frequently Asked Questions

  • These three terms are used interchangeably to describe the process of restoring an attic to a pristine condition. There are many reasons why a home owner may find these services necessary, but most commonly having insulation that is past its prime, which is typically at the 25 to 30 year old range. Another common reason is when an attic has been contaminated. Contamination can come from numerous things such as wildlife infestations, rodents, fire damage, mold, pests, or water damage an attic restoration becomes necessary.

Our attic restoration process involves removing all of the old or contaminated insulation from your attic. Once the insulation is out of the attic, we will perform a secondary cleaning to remove any feces, urine,
nesting materials, trash, and misc. debris. We can vacuum loose insulation, cellulose, batt or rolled insulation, wet insulation, contaminated insulation as well as remove debris that has accumulated over the years.

Once the attic is clean, we disinfect the attic with a hospital grade disinfectant, which kills 99.9% of all viruses, bacteria, fungus, surface mold, and odors. This step is especially important when dealing with feces, urine, and droppings left behind by wildlife or rodents or wet insulation due to roof leaks or chronic condensation or humidity issues.

Lastly, we install the new insulation at a recommended R value such as R30 or R38 (12 to 15 inches of depth). Specific R values are recommended based on climate zone and roof pitch. The insulation we use is white blown-in fiberglass which is manufactured in the USA and has some of the highest rankings for energy efficiency, as well as air quality. We’re passionate about air quality, which is why we only use insulation that has the Green Guard Gold Certification. Please click here to learn more about why the Green Guard GOLD Certification is so important when choosing insulation for your home.

  • Insulation removal and replacement or attic restoration may be recommended when an attic has:

    ● Older, deteriorated, or heavily settled insulation
    ● Rodent, rat, bat, raccoon, or other wildlife contamination
    ● Animal droppings, urine, or nesting materials
    ● Chronic condensation or moisture issues
    ● Roof or A/C leaks
    ● Mold or suspected microbial growth
    ● Fire or smoke damage
    ● Pest contamination
    ● Excessive dust, construction debris, or accumulated trash
    ● Insulation that has become wet, damaged, displaced, or contaminated
    ● The attic has failed inspection due to any of the above

Many of the attics we restore contain insulation that has been in place for 25 to 30 years or longer. Age alone doesn't necessarily mean insulation must be replaced, but signs that your insulation may be expired is when it looks flat, dry-rotted, dusty, or dirty. Also consider that old insulation can also take up space where new, efficient insulation could be, so if you’re looking to maximize energy efficiency, removal of old insulation should be considered.

Attic restoration also allows for other services performed by us or other contractors; such as inspections, baffle installation, air sealing services, A/C duct replacements, major electrical over-hauls, etc. Having the
insulation fully removed is a great time to address major repairs or have specialty work performed. We offer home owners the option to pause their attic remediation work in between the removal and installation process to allow time and accessibility for other projects.

  • Our attic restoration process generally consists of five major steps:

    1. Remove the Existing Insulation
We remove old, damaged, or contaminated insulation from accessible areas of the attic with industrial strength insulation vacuums. We can remove:

    ● Blown fiberglass insulation
    ● Cellulose insulation
    ● Fiberglass batts and rolls
    ● Wet or moisture-damaged insulation
    ● Animal-contaminated insulation
    ● Other accessible attic debris

    2. Clean the Attic
Once the insulation has been removed, we perform a secondary cleaning to remove accessible:

    ● Rodent and wildlife droppings
    ● Nesting materials
    ● Animal-related debris
    ● Construction debris
    ● Trash and miscellaneous debris
    ● Residual loose insulation and dust

    3. Disinfect & Deodorize the Attic
After the physical cleaning is complete, the attic is disinfected and sanitized with a hospital grade disinfectant. This step is especially important following rodent or wildlife contamination, water intrusion, wet insulation, or other contamination events.

    4. Inspection

With the attic completely empty we will perform a comprehensive inspection of the attic, more importantly this is our opportunity to visually inspect areas of the attic that may have been concealed beneath the old insulation. We will address minor repairs or bring larger issues to your attention by documenting with pictures or video. If there are major problems, you have the option to put the project on hold to allow time to correct any issues prior to blowing the new insulation back in.

    5. Install New Insulation
Once the attic restoration is complete, we install new white blown-in fiberglass insulation to the appropriate R-value for your home.

  • Sometimes, yes. However, a proper attic restoration is about avoiding putting new insulation on top of old problems. But not everyone needs an attic restoration. • We will do this for you during your free phone or email quote. If you prefer to research it yourself, visit your county's property appraiser's website and perform a search of your address. Within the listing you should be able to find a sketch of your home's layout. Usually somewhere near the sketch is a list with the square footage for each of the areas of the home. Once you have located the sketch and/or the list you can determine the square footage of your attic. Keep in mind to include or exclude the garage depending if you want the attic space above your garage included in your quote. You can also exclude any flat roof areas, porches, patios, etc...

  • Yes, there are major health concerns to consider if you've had any of the above issues. When it comes to rats, raccoons, squirrels, bats, possums, or any wildlife in your attic, these animal's feces and urine carry bacteria, viruses, and parasites. If the wildlife or rats have chewed through your A/C ducts, then you could potentially breathe in dust particles containing those viruses, bacteria, and/or toxins. This is a very serious health concern for small children, elderly, or anyone with lowered immunity.

  • I want to start by answering this question with a brief introduction, my name is Kara King, and along with my husband, Jason, I am the owner of the Florida Attic Pros. This question is personal to me, and it's one of the reasons I'm so passionate about what we do. Years ago, I spent approximately 18 months dealing with persistent low-grade fevers and severe joint pain. Eventually, I was diagnosed with rheumatoid arthritis.

During that time, I had no idea there was a serious problem hidden just a few feet above my head. Until one day, by the grace of God, my ceiling collapsed. This was a nightmare, but a blessing in disguise, as the collapse revealed extensive mold hidden underneath my attic insulation, all along the attic side of the drywall and down the walls.

Apparently the A/C had been slowly leaking for years, allowing moisture into the attic for an extended period of time. Because the affected area was underneath the insulation, no one ever noticed, until the ceiling came down.

We addressed the A/C problem, completed professional mold remediation, and restored the attic. But what happened afterward is part of the reason I do what I do today: my health improved, and I have remained in remission from rheumatoid arthritis since that time.

Does that mean my attic caused my rheumatoid arthritis?

I can't make that claim as I'm not a medical professional. But I can say with confidence that it was my personal experience that the mold in my attic caused my illness and that remediation preceded my remission. My experience taught me something incredibly important:

What you can't see in your attic deserves your attention.
When it comes to the attic it can be easy to think “out of site, out of mind” but if you’re experiencing moisture, mold, condensation, fungus, rodent and wildlife contamination, deteriorated materials, damaged ductwork, and other problems, this should be addressed immediately. What you can’t see,
does have the potential to cause problems. And these issues can sometimes exist underneath insulation, within insulation, or in areas homeowners rarely see. That's why we're passionate about looking beyond the basics of energy efficiency and how much insulation is in an attic. These things are important but we also pay attention to air quality. Because this is the air you and your family are breathing all day, every day.

For me, attic restoration isn't just about achieving a certain R-value. I've personally experienced what it's like to discover a major hidden problem above my own ceiling. That's why I believe homeowners deserve to know their attics play an essential role in the air quality of their home and that there are options to
remediate and restore your attic. Most people go their entire lives not knowing what an attic abatement is, until the day they need one, and when that day comes, we are a company that cares and has the wisdom and experience to help you restore, remediate, and decontaminate your attic.

  • Yes, under certain conditions. Your attic and living space are separated by the ceiling, but they are not always completely air-sealed from one another. Small gaps around recessed lights, plumbing and electrical penetrations, attic access points, ductwork, and other openings can allow air and particles from the attic to migrate into the home.

Contaminated attic insulation may contain accumulated dust, pest debris, droppings, nesting materials, construction debris, and other contaminants. Old insulation may be disintegrating and dry-rotted. Moisture problems can also contribute to microbial growth on building materials surrounding the insulation. Any of the above can contribute to poor air quality, excessive
dust, as well as old or musty smells in the home.

This doesn't mean that old insulation is automatically harming your home's air quality. However, when insulation is heavily contaminated, insulation is decades past its life span, or the attic has significant air leakage into the living space, attic conditions can potentially affect the indoor environment.

  • ● Histoplasma – Fungus associated with soil/material contaminated by bat and bird droppings; exposure can cause histoplasmosis.
    ● Salmonella – Bacteria that may be associated with rodent, bird, and other animal feces.
    ● Leptospira – Bacteria associated with urine from infected rodents and other animals and contaminated environments.
    ● Hantaviruses – Viruses associated with certain infected rodents and their urine, droppings, and nesting materials.
    ● Baylisascaris – Raccoon feces can potentially contain (raccoon roundworm) eggs, which are particularly concerning when contaminated material is disturbed.
    ● Mold & fungal growth – Can develop where roof leaks, A/C leaks, condensation, or high moisture affect attic materials.
    ● Animal carcasses &; decomposition – Dead rodents, bats, birds, and other wildlife can create odors, insects, bacteria, and biological contamination.
    ● Fleas, mites, ticks &; other parasites – May accompany rodents, birds, bats, or other wildlife infestations.
    ● Cockroach and pest debris – Body parts, feces, and other debris can accumulate within insulation and attic spaces.
    ● Dust &; fine particulates – Old insulation, construction debris, pest activity, and contaminated materials can contribute to accumulated airborne particulate matter.
    ● Pesticide/pest-control residues – Attics that have received repeated pest treatments or contain pest-treated insulation may contain residual chemicals or powders.
    ● Soot &; smoke residue – Fire or smoke events can leave particulate and chemical residues throughout insulation and attic surfaces.
    ● Water-damaged building materials – Persistent moisture can lead to deterioration, odors, staining, and conditions favorable to microbial growth.
